Preparation

The first step in home building is designing your layout. We are open to all styles of home, bring us your plans or consult with one of our trusted architects to bring your build to life. We tailor all of our builds to the specific needs and wants of each of our clients.

Once the concept design of your home is done our team will work alongside you to fine tune every detail. We make informed recommendations based on your design style for all interior and exterior aspects of the home.

After the plans have been finalized we spend time creating a detailed, transparent budget. By getting direct quotes from vendors and subcontractors and combining them with our own professional experience we are able to give accurate estimates on the length and cost of the job.

Construction on a home begins long before lumber or block arrives on site. The foundation and grade work on a lot dictate how efficient and successful the rest of the project will be. Our team has over 20 years of experience shaping lots to shed water away from homes while creating beautiful landscaping for you to enjoy. With a strong, accurate foundation you can have the confidence your home will stand the test of time.

Once construction of your home begins we use the highest quality materials and subcontractors to ensure the best build quality possible. Each phase of construction will begin and end with a scheduled walk through and budget meeting so you are able to stay current on the progress of your home. After each of these meetings you will be aware of the goal and schedule of the phase to ensure transparency and trust.

Delivery

Once you love it, it’s yours

Once construction of the home is near completion Putnam Contracting will hold a punch-list walk through with the client to discuss any last minute changes you may want to make. Our goal is to turn the house over only once the home exceeds your expectations! Roughly 2 weeks after this walk through will be final completion walk through where our team will train you on all functionalities of the home, such as HVAC and appliances, and also you will be provided a comprehensive list of finishes and documentation on all details of the home.

After delivery of the home we will check in at the 2 month and 11 months marks to address any issues that may have arisen prior to the completion of our 1-year warranty period.

  • We are proudly based in Cookeville, Tennessee, and serve clients throughout the Upper Cumberland and Middle Tennessee regions.

  • We specialize in custom home-building tailored to your vision. While we do not offer a fixed set of plans, we are happy to share examples of past designs for inspiration and adjust them to meet your needs. If you prefer to work directly with an architect, we can facilitate that process as well.

  • On average, our luxury homebuilding process takes approximately 9 to 12 months from the time we break ground, depending on the complexity and scope of the project.

  • Most of our clients already have a property selected, but we are happy to provide guidance and assistance with land acquisition if needed.

  • The majority of our homes are approximately 4,000 square feet, but we build to the exact specifications and preferences of our clients.
